GET YOUR HOUSE INSPECTED BEFORE A POTENTIAL BUYER BLINDSIDES YOU WITH COMPLAINTS

Listen, we know you’ve let some things go throughout your years as homeowner; everyone does. Some things simply aren’t a big deal to you, and others just don’t get noticed because you’ve gotten used to your own home. However, a problem arises when it comes time to sell your home – agents and would-be buyers will be quite nit-picky and will likely request a major reduction in price to fix those problems that didn’t concern you. Hiring a licensed home inspector before putting your house on the market can save you a lot of headache and will allow you to fix things on your own budget (when buyers ask for reductions, the number is only loosely tied to the cost of repair). Ultimately, having a house that’s ready to go will make it sell quicker; a solid goal to have.

First and foremost, it’s highly unusual for a home owner to always be on top of necessary maintenance for their home; that’s almost a full-time job on its own! Like most things, putting things off generally makes things worse (get that cavity filled now, or you won’t have a tooth later). Make no mistake, your house does not look like you think it looks, it’s been your home for years, and you are seeing it through a different lens than would-be purchasers are. Ultimately, getting a licensed inspector’s opinion before placing your house on the market will give you an objective measure of what needs to be done, and having a house that doesn’t need work done to it is very good for your profit margin (you can deduct the cost of repairs from the profit you turned on the sale FYI).

More importantly, having your home inspected (and making necessary repairs) before placing it on the market will save you a lot of annoyance. You won’t have to scramble to make things perfect once an agent tells you their client won’t buy a house with a balcony that hasn’t been updated for earthquakes, and there will be less to negotiate over (repairs are a pretty big part of negotiations).
